where can I find investors that will buy my home for cash but give me fair value?

I am selling my home in Florida. It’s a nice home, we spent a lot of money on renovations, have had several offers that fell through before it got to closing. I want to look for cash investors that won’t give me pennies on the dollar. ("I buy houses" people offer less than a third what the home is worth). You cannot get sinkhole coverage for this home so the mortgage companies will not finance.
Additional note: I realize that I will not get full market value for it.
In my experience, the fastest way is to shop the real estate agencies in the area. Make some flyers with a picture of your home and vital info and drop off a few of them at various offices. Just ask the receptionist at the front desk if you can leave them there. They will be more than happy to take them.
Do not use the word "investor" anywhere on the flyer though. Make sure you specify that you are only intersted in cash only transactions.
You could put "Agents bring your cash buyers!". This will let the agents know that you are not shopping for an agent and then only the buyers’ agents will take notice. Don’t spend a lot of money. A simple half-page black and white flyer will do.
Investors do not look to pay fair value…that is what makes you an investor
Chances are very unlikely that any investor will pay full market value..that would not be a good investment. Esp not for a house that has already been renovated, they can’t fix it up even to profit.
Only thing you can do it get an agent who will properly market it for you and hope for the best. It’s a good sign that you are getting offers, but maybe what you think it’s worth, isn’t really what people see it as being worth. YOu have to competitevly price it in today’s market. Take a look at what else is on the market comparable to your and price it just below those homes. Offer a bonus to the agent that brings you a cash over.
